Q. What price range for homes?
A. New homes start around $210,000. The Average price is around $250,000

A. Preloved homes start around $100,00. The average price is around $195,000

Q. What are the Village facilities?
A. Pool, spa, tennis court, games room, common area with library and active social club. Onsite management team and a 24 hour emergency number allow you to be in contact when and if you need it

Q. What are the ages of residents?
A. The average age of residents in the park would be somewhere around 60 to 65. We are being vague because we would never ask a lady her age!!

Q. What Security is on offer for the residents?
A. Boom gates and duty manager can be contacted by phone 24 hours per day

Q. Are you situated near the water?
A. Yes, on Brisbane Waters and a short drive to Ettalong, Terrigal and Avoca Beaches

Q. Rent. What does it cover?
A. Rent varies Starting at $165 per week depending on the situation, size etc of the individual block; of course the waterfront sites, and those with proximity to the water or water-views are more expensive. The rent covers exclusive use of your house block, council rates, the Village looking after the common areas, and garbage service.

Q. How often does the rent increase?
A. Historically, site fees have increased annually. 

Q. What charges relate to the sale of my home in the village?
A. You can sell your home privately or list the home with the village sales office, or with an outside agent. Please enquire if you wish to know more.

There are no refurbishment fees, no hidden charges, no departure fees and no deferred management fees or charges.

When you sell your home, all the money belongs to you.  Because the home is your principal residence, any profit you make is Capital Gains Tax free.

Q. Can I bring Fluffy?
A. Unfortunately, we do not allow cats. In certain areas of the park a small, well behaved and quiet dog is acceptable, subject to prior approval. Size limits do apply to dogs when fully grown. Dogs may only be walked in the nominated dog areas. Regrettably, when a dog passes away, it cannot be replaced. As with all such matters, please be sure to discuss this with us before making a decision to move into the Village.

Q. Is there a Warranty on the homes?

A. All new homes homes are accompanied by the manufacturers warranty. Generally, the manufacturer will provide new homes with a 7 year structural warranty. Please enquire further once you have decided on a particular home.

Depending on the age of a Preloved home, it may  or may not not come with the balance of the original warranty. Please enquire further once you have decided on a home.

In all cases, KNV is not the home warranty provider. Before you buy a home in any village, please satisfy yourself in every instance that the home you buy is right for you and that it is in good and proper condition. In the case of preloved homes, we suggest you seek an independent builder to provide you with a prepurchase inspection report.
